For Beginners, this is the most famous question out there and it always remains the same. You have a few gurus who may have a spin on something that they consider new, but it all derives from the same concepts. I learned these techniques through Jamel Gibbs and his system Property Umbrella BluePrint. Among these are many techniques but here are the ones that work very well for me personally.
1. Local REI MEetings
Go To your local REI Clubs and network. There are tons of cash buyers in these meetings and they are looking for great deals in todays market. It’s harder for investors to find something on the mls so they are looking for other avenues that will bring them great properties. This is where you come in!!! Meet these cash buyers….because they are eager to meet you. Use google.com to search for any rei meeting near you. Depending on where you live, you may have to travel a little bit but I promise you…it is so worth it. It might even change your life.
2. Bandit signs
There are tons of methods out there that can be used to get new buyers on your list. You’re here to read about how to get cash buyers drueling to get on your list. You don’t want people on your list who cannot make decisions without cash. Bandit signs may be old school and does not involve the internet, but what….IT WORKS!!! It really works. Bandit signs is one of the few things you can put out and get results immediately.
Go to home depot or lowes, find some blank signs, buy 10-20 signs or however much you can afford. You can get away with buying a few signs for $25 and you’re officially in business. In order to market for Cash Buyers, you can write on the signs “3bd/1bath house Must Sell”, or “Motivated Seller 3bd/1bath house”. You can get creative with it.
After making the signs, post them on the conrner of intersections where there is a lot of traffic that enables drivers to read your signs when they stop at a redlight or a stop sign. But be prepared…your phone will ring!!!
