There are plenty of techniques out there to get free seller leads. Some involve the internet, and MANY involve using a ton of money to reach sellers that may not even be interested in selling their property.
In this post, I will show you 2 quick techniques that will have you on your way to making money with your team of bird dogs without any money coming out of your pocket.
1) Find Your Bird Dogs
There are a number or ways of doing this. I specialize in doing things as if I had little to no money. With that said, I give you two simple techniques to getting potential bird dogs to contact you with leads.
1. Craigslist ads
2. Backpage ads
In Craigslist and Backpage, create an ad that explains that you’re looking for serious motivated individuals to ad to your company for a short period of time. The potential pay out for the people on your team has the possibility of making $500-$1500 a month. If they are really ambitious, they can make up to $4500+. Then explain that you are a local cash buyer investor that needs help finding property and you will make your payouts after each time you close on the property.
What does this do? It allows you have many people searching for ugly houses, asking their friends and family for houses that they want to sell, and other techniques that will give you free leads. The best part is that you don’t have to pay anyone for any work until you close on the property. After you close on the property, then you can give them a $500-$1000 bird dog fee for helping you find the house. If they give you a lead to a house and you end up making over $10k+ on that deal, you may want to give them a little more than a $1k bird dog fee. You may not desire to give that much as a bird dog fee, but you want to show your bird dogs that you appreciate them for working so hard. Now they are even more excited and willing to get more leads for you. Trust me…I know:)
2) Give your bird dogs instruction on how to find good properties
You don’t want our bird dogs just feeding you every single type of property. If they give you tons of properties and none of them work out, they will surely quit. It is your job to train your bird dog team. Go through a few details in the beginning so you don’t have to worry about poor properties being submitted later. Here are some things you can share with your bird dog:
1. Show your bird dogs how to take pictures of potential properties
-You want to make sure the quality is good enough for you to see the property
-Make sure they take pictures of the neighborhood around the potential property
-I like to show my bird dogs pictures of properties I’ve taken in the past
2. Give them different techniques they can use to get leads for you
-Finding properties on Craigslist
-putting out bandit signs in neighborhoods, which is free for you. See my post on bandit signs for more on this
-Call other wholesalers for leads
